Under the direction of the General Manager (GM), the Facilities Manager (FM) maintains and oversees the Watermark’s building and equipment to ensure that the facility is safe, functional and a premier residential property.  Responsible for the general maintenance of the common areas and facilities to assure that a safe, elegant and desirable living and working environment is maintained.  The scope of accountability and authority for the Facilities Manager includes developing building system processes, including design, implementation and monitoring of a Preventive Maintenance (PM) system and schedule, communicating and ensuring outstanding service from vendors and contractors, inspecting facilities to maintain a luxurious ambiance and safety regulations, supervising housekeeping and maintenance staff, and customer service consistent with the vision of the Board of Directors of the AOAO.  Acts as a role model for expected customer service behaviors including conflict resolution, service recovery and professional behaviors.  Prepares monthly PM compliance report for the Board in collaboration with General Manager (GM). 

Qualifications (note: candidates must pass criminal background search and drug screening pre-hire) 
Minimum 

1.    High school graduate or equivalent required. 2.    Minimum 2 years experience in leadership role over in condominium, hospitality or related industry. 3.    Demonstrated mechanical and project expertise in engineering and maintenance of building systems including HVAC, electrical, plumbing, fire safety, elevator, landscaping and aesthetics. 4.    Demonstrated punctuality, supportive team attitude, strong organization skills and an eye for detail.. 5.    Demonstrated ability to communicate effectively orally and in writing. 6.    Able to continually articulate and demonstrate positive customer relations, including ability to work effectively and tactfully with all owners, residents, visitors, vendors and staff. 7.    Documented ability to effectively supervise in-house staff using a variety of skills to coach, develop and motivate staff to work as a team while emphasizing productivity and autonomy. 8.    Demonstrated self-starter with resourceful approach to problems and solutions. 9.    Familiar with Microsoft Office (Word, Excel, Power Point, Outlook and One Drive) 10.    Demonstrated understanding of workplace safety precautions. 11.    Experienced with budgeting and capital improvement projects. 12.    Valid driver’s license with a reliable vehicle.

Desired

1.    Prior experience as maintenance supervisor/lead in residential or hotel environment 2.    Bilingual skills (Japanese, Korean) preferred. 3.    Experience in managing departmental budget. 4.    CPO/SO certification preferred. 5.    CPR / AED / First Aid Certified preferred. 6.    Familiarity with condominium management software preferred. 7.    Experience and knowledge of electrical, plumbing and drywall repair and ability to train others.
