Condominium High-rise Maintenance Chief
A Kaka’ako high-rise homeowners association is seeking a full-time, self-motivated Maintenance Chief. This position is responsible for a variety of tasks and duties, primarily, overseeing and coordinating the maintenance department that maintains and repairs electrical, plumbing, ventilation, and other building systems; and overseeing the housekeeping staff. The Maintenance Chief leads the maintenance department by example. Maintenance Chief responds to fire, water, and other emergencies as needed. Being at this position requires one to work throughout and around the property.
Specific duties include the following:
• Plans, organizes, directs, coordinates delegates, and trains maintenance staff as it performs various tasks and duties
• Responsible for evaluating problematic systems and determining what installation or repair services need to be performed
• Responsible for setting and maintaining work schedules for maintenance personnel and housekeeping staff members. Employees must adhere to the work schedule, per the supervisor’s instruction and direction
• Responsible for ensuring that employees complete work assignments in a timely manner
• Ensures that all building maintenance tasks have been properly completed by staff
• Does all quality control checks to ensure that projects and assignments meet all standard requirements
• Ensures the implementation and execution of all established safety requirements are met
• Responsible for oversight of the ground, buildings, common areas and other surrounding areas meet quality assurance standards
• Maintains inventories at the correct level and keeps an accounting system of supplies and materials
• Trains employees on the use of all equipment and provide safety sessions throughout the year as needed or directed by General Manager
• Maintains needed repair parts and inventory for stock items. Maintains tools and equipment properly
• Performs personally and/or directs major and sometimes complex maintenance tasks.
• Pickup materials for carpentry, masonry, painting, etc.
• Carpentry, electrical, locksmith, masonry, painting, and plumbing
• Familiar with various hand tools, power tools and equipment, machinery, as well as properly maintaining equipment and physical structures
• Verbal and written communication skills; able to understand and follow oral and written instructions
• Some knowledge and basic functions of Microsoft Office applications such as Excel and Word
• Must be able to stoop, bend, sit and stand daily. Required to lift or move heavy objects or equipment and machinery as part of job duties
• Perform other duties as directed by General Manager
WORK HOURS:
Generally, 40 hours per week for full time. Workdays and hours are subject to change. Overtime will be necessary when circumstances call for extended hours. The General Manager is responsible for assigning hours.
COMPENSATION:
$25 to $29 per hour (commensurate to experience), and includes Dental insurance, Health insurance, Paid Time Off, Vision insurance and annual BONUS
