Job Description

Large Premier Community Association in Aiea seeking an EXPERIENCED General Manager. Candidate must have the following qualifications:

College graduate or high school graduate with equivalent prior experience (four years property management experience)

Minimum of 5 years’ experience as a property management, facility, HOA experience; pool maintenance experience preferred. Five (5) years may be a combination of aforementioned is acceptable.

Five (5) years supervisory management experience.

Valid driver license and insurance

Drug testing and background check required

Proven project and negation skills

Personnel management skills

Have good leadership, people, customer service skills to deal with employees, homeowners, vendors, and contractors

Maintain good personal habits and appearance

Able to multi-task with high level of organizational skills and attention to detail.

Understand the Associations’ governing documents to ensure that operations are in compliance with all applicable laws, ordinances, regulations, and requirements of any federal, state or municipal authority.

Supervisory and HR skills to manage a team of 20+ employees, to ensure employee motivation, training and development and compliance with labor regulations.

Assist with the budget process, knowledge of condominium reserve requirements

Oversee preventative maintenance programs

Obtain, solicit, compare, and review bids from contractors. Ensure contractor licensing and insurance requirement
