Exciting full-time employment opportunity for an experienced general manager to live and work in Kaneohe, Hawaii. This community is a pet-friendly 52-acre, 540 unit planned community that has an experienced maintenance and administrative staff.  Landscaping and security services are contracted. 

Salary is based on experience and compensation may include  a 3-bedroom/2 bathroom upgraded air-conditioned condo with parking Access to all amenities including two tennis courts, three swimming pools, a koi pond, sauna, hot tubs, and walking paths is included.

Vacation time starts at ten (10) days for the first year. There are twelve (12) paid holidays. Medical, dental & vision insurance is provided. This is an exempted position that may require weekend and holiday hours to address urgent situations on the property but normal hours are 8:00 a.m. – 4:30 p.m., Monday through Friday; on-call for emergencies.

 

General duties description

  • Responsible for complying with all state, federal and/or local laws relating to the management of the property, a community association.
  • Achieves the financial and operational goals established for the property by the Board.
  • Oversees capital improvements, contracted services, administration and reporting, and safety and legal compliance.
  • Ensures that residents are provided with a clean, safe and well-maintained community.
  • The General Manager will be required to attend Regular and Annual Meetings.
  • Must know the governing documents and enforce the association’s house rules.

 

Physical Property Management

-    Weekly Property Inspections.

-     Physical property management (security, lighting, parking, dumpster, landscaping, etc.)

-    Work in conjunction with insurance providers to eliminating potential liability

-    Obtain competitive bids for service contracts and maintenance items

-     Negotiates vendor contracts, review and approve all contracts, and requests for payments.

-     Ensures that all maintenance requests are handled promptly.

-    Facilitate strategic operations goals for the property

-    Implement operational and compliance protocols.   

-    Work with the Board to identify and implement long term capital programs

-    24 hour emergency on-call responses

 

Reporting

  • Compile weekly/monthly reports/inspections advising the Board on the status of the property

 

Supervisory Responsibilities

  • Train and be responsible for work performed by all staff members under their direction.
  • Hire, counsel and terminate employees following the company’s policy and under the direction of the President of the Board.
  • Perform written evaluations of employees and make recommendations for bonuses, salary increases and/or advancement.

 

     Accounting and Fiscal Management

  • Maintain necessary records of all financial transactions of the property.
  • Responsible for maintaining all expenditure records.
  • Assist with generating monthly Variance Reports
  • Adhere to all appropriate company accounting directives

 

Qualifications

  • Bachelor’s Degree/College Degree is preferred

      Certification in property management a plus

  • Current, unencumbered Hawaii Driver’s License
  • At least 3 years residential site management
  • Software skills: MS Office (required)
  • Broad knowledge of Hawaii Tenant/Landlord law and Fair Housing laws.
  • Experience in supervision and human resources
  • Demonstrates initiative, professionalism, integrity, and exercises confidentiality of all areas of performance.
  • Excellent oral and written communication skills.
  • Ability to communicate positively and professionally with residents, employees, and vendors.
  • Ability to exercise independent judgment and make sound business decisions based on information received.
  • Strong management skills and leadership ability.
  • Good customer service skills.
  • Team player attitude.
  • Will check up to three references and drug testing required as a condition of employment

 

Special Working Conditions

May be required to work nights, weekends, and holidays to carry out the responsibilities of this position.
